The Dholera Special Investment Region (SIR) in Gujarat has become a major hotspot for real estate investments, attracting an annual inflow of Rs 20-30 billion. Investors, particularly from northern India, including Punjab, Haryana, Delhi, Gurugram, and Noida, have shown significant interest in the region. The development of Dholera SIR, a joint venture between the central and Gujarat governments, is being managed by Dholera Industrial City Development Ltd (DICDL), a special purpose vehicle with 51% ownership by Gujarat and 49% by the central government.

Located approximately 100 km from Ahmedabad, the Dholera Smart City has positioned itself as an attractive investment destination, with nearly 95% of its first-phase infrastructure already completed. This development has further gained momentum with major projects such as Tata Electronics’ collaboration with semiconductor company Synopsys for a $10.9 billion semiconductor fabrication plant in the region. The Aaiji Group, an Ahmedabad-based real estate developer, has already completed two projects in Dholera and is working on two more.
